Here is some unofficial financial information on the current fiscal year since each of us is being asked to vote on the upcoming year's budget and for a new Board member.

For July, our HOA had 24,603.96 in income reported on the Income Statement of the Monthly Financials which are available to all members from the Management Company.  The slight increase over budget is coming from late payment fees and interest on our reserves.  There don't appear to be any problems except exc...

Leash Law

For the newer residents here, Fairfax County has a Leash Law the specifically prohibits unrestricted dogs. That means every dog has to stay on a leash for the safety of the dog, as well as the neighbors.

There are no exceptions for voice command control.

It is also wise to ask an owner with a dog on a leash before trying  to pet  dog.

Did you know what watershed we are in?  Where does all that rain and snow go and how does it end up in the Atlantic Ocean?

We are located in the 42 square mile Cameron Run Watershed which feeds into the Potomac River then the  Chesapeake Bay on its way to the Atlantic.

Landscaping Concerns

Do you have any concerns about our landscaping?  I do.  Either the requirements in the contract need to be clarified for the contractor and/or there needs to be greater oversight of the contractor on our behalf by the Management Company and the Board.

!.  Why does nothing seem to happen the first three months of the year  while the contractor gets paid each month?   As a minimum, they c ould pick up storm damage limbs.

Each of us now pays $1,640 per year in assessments here at the Regal Oaks. What do you get for your money?  How do you know what the Board is doing and whether or not they are doing i t well?

Shutters

I have noticed that we have major differences in the way our shutters are attached. Some have 4, 5 or 6 bolts and at different distances from the edge.

Some of you may be replacing or repairing shutters so I am sharing what I have learned from contractors.  They say that shutters vibrate loose when the wind gets behind the shutters top or bottom and then they start to work loose.  The solution is to use 6 bolts and to install the top and bottom  two bolts closer to the to...

April 2016 Financials - Unofficial

Once again I have searched for any financial reporting and have not found any so am providing this unofficial report for your information. 

The latest available financial report covers the period of Jan 1,2016 through April 30th, 2016.  The May financials should be available in the last week of June.

General

The bottom line is that the financials are in decent shape.  Almost everyone pays their assessments on time, in  advance, or after a gentle reminder....
